1427 Rhode Island Avenue NW project gets preliminary approval


The District of Columbia’s ANC 2F board and historic preservation board have both approved preliminary plans for a luxury condo building, "Elysium Rhode Island," at 1427-1429 Rhode Island Avenue NW. It will bring 32 new condos to Logan Circle.

The eight-story building is being built on a vacant lot in the 14th Street Historic District. Barry Madani, principal at Elysium developer Madison Investments, said he is in discussion with the owner of an adjacent building to acquire his driveway that currently creates a gap between the two buildings.
 
If successful, the additional property would allow Madani to extend the front of Elysium Rhode Island to continue the existing streetscape and be more compatible with the historic character of the neighborhood. 
 
The HPRB board “suggested this [acquisition]. Their preference was for the space to be filled,” said Madani. The addition of a few hundred square feet would increase the size of some units but would not affect the total number of units planned.
 
Madani does not yet have a building permit but he expects to begin construction by the end of the first quarter of 2015, and to finish by the first quarter of 2106. PGN Architects is the architectural firm for the $22-million project.
 
Elysium Rhode Island will have a mixture of one-, two-, and three-bedroom units, priced at the high end. “Madison Investments is a design-driven company. We strive to make each property unique,” said Madani, “and also at the highest end of the luxury market.”
 
Madani said Elysium Rhode Island backs onto the Whole Foods grocery store on P Street. The building“is part of 14th Street so you have the restaurants and bars, but it has a residential feeling because the road is wider and you have treelines,” he said.
