Infill condo project in Kalorama Heights begins construction half reserved

The latest condo unit at 2225 California Street NW was on the market for only five days last week before it was quickly reserved, says Natalie Hasny, associate broker with Capital Residential Properties. The two-bedroom, 1300-square-foot unit is one of five at the Calistoga that have been reserved pre-construction in the last few months.

“The building is already 50 percent reserved; it’s first come, first serve.” says Hasny, adding that her group does not have the condominium documents right now, so they can only take reservations. She expects to convert those reservations to sales sometime in May, she says.

MMg Development was granted the foundation permit just last month, but work is already underway on the lot that was once the neighboring St. Regis apartments’ garden plot. Once constructed, the Calistoga will be a five-story boutique condominium building in the middle of the Sheridan-Kalorama district. Delivery is set for the second quarter of 2014, and prices range from $600,000 to $1.8 million.

The building will consist of a single one-bedroom, one-bath unit (already reserved), four two-bedroom units with 2.5 baths, and four three-bedroom units with 2.5 baths.

Architect Carina Lopez Lagrotteria, from MMg, is collaborating with Cunningham Quill Architects to bring the building to life.

The Sheridan-Kalorama historic district is a historic and prestigious area with very few chances for new construction real estate.
