New condominiums under construction at 762 Park Road

The North Star Condominiums being built at 762 Park Road will have a three-story main building with six units.

Construction is underway on the lot at 762 Park Road in the Park View neighborhood, where S2 Development LLC and FEN Enterprises are collaborating to create the North Star Condominiums.

This condo project is expected to be completed by the end of 2013, says Lee Simon, a managing member of S2 Development. The property at 762 Park Road was once developed as the original carriage house for nearby 770 Park Road.
 
North Star will consist of seven housing units, each measuring between 1,100 and 1,300 square feet. Six units will be in the three-story main building, which will face Park Road.  Current plans call for each unit to have two bedrooms, 2 bathrooms and a 200-square-foot rear deck.  

The seventh unit will be in a second building, a rear carriage house, completely detached from the main structure. This rear building will hold a two-level dwelling with two bedrooms and two full and one half bathrooms. 

There will also be a total of five on-site parking spaces at the property, which will be sold separately.  Dimensions, floor plans, and dates are all subject to change, however, according to Simon.

The front exterior of the main building is divided into three parts. The east and west sections will be finished in stucco with a new bay window roof canopy; the center section, a recessed entry, will be finished in brick masonry. 

Park View is circled by some well-known communities including Columbia Heights and Petworth, and people often mistakenly group it with one of these. Like these areas, Park View has emerged in the last few years as a target of development, attracting new housing and mixed-use projects.

S2 Development typically names its condos according to a skiing theme, and this is no exception:  Northstar is a mountain resort near the north shore of Lake Tahoe that is known for skiing.
