20 units to replace Georgia Ave funeral home


A new six-story apartment building is a go for 3831 Georgia Ave NW. The District’s Board of Zoning Adjustment at its July 14 meeting approved with conditions a request for parking relief for the building, so developer Murillo Malnati Group LLC can build just two parking spaces instead of the required 10.
 
The new building will have 20 residential units, likely apartments, and ground-floor retail, and it replaces a funeral home on the site.
 
The 3,000 square foot lot is small and narrow, abutting on the east side a 15-foot wide public alley. Because of the lot’s shape and future demographics of the building’s tenants, the developer proposed two parking spaces in the rear of the lot. ANC 4C and nearly two dozen neighbors opposed the parking relief. However, BZA agreed to the developer’s proposal with conditions such as a metro smart card or car service membership, no resident parking stickers to tenants and help with securing parking in nearby garages.
