Connell and Schmidt Builders turn empty Capitol Hill lot into million-dollar home


Connell and Schmidt Builders are constructing a two-unit rowhouse where a vacant lot once stood at 1335 Maryland Avenue NE.
 
“We do a lot of development in Capitol Hill and this is definitely a good spot," says JD Schmidt, principal with Connell and Schmidt.
 
The roughly 3,600-square-foot rowhouse will be split into two units, a 2,600-square-foot home upstairs and a 1,000-square-foot basement apartment. The home will be a four-bedroom, 3.5 bath with an open and modern floor plan; the aparment will be a two bedroom.
 
The exterior will keep with the historic look of the neighborhood, but will also have a spacious rooftop deck for the new owners to enjoy. Construction will be complete by November, says Schmidt.
 
C&S Development bought the empty lot for $300,000 in December last year. Washington, D.C.-based real estate broker Tom Faison will be selling the infill home for upwards of $1.3 million, says Schmidt.
 
Connell and Schmidt have been in business for nine years in the area, specializing in upgrades, renovations and rowhouses. They have constructed a number of Victorian and modern rowhouses in the Capitol Hill and Mount Pleasant areas, many of them selling in the millions.
